Pre-Construction Consulting
Our strong combination of building expertise packaged with our “hands-on” services is a key component for the companies’ ability to provide superior pre-construction consulting.
We view pre-construction as the solid footing upon which the future success of every project rests. The investment of dollars, time and energy spent in a thorough and expertly guided pre-construction phase pays big dividends once your projects reaches the construction phase.
Each of these services fulfills a vital link in the series of events which must be skillfully orchestrated to assure project success. Excel Construction delivers a depth of pre-construction expertise combined with local market knowledge that results in projects that exceed our owners’ expectations project after project.
Throughout the Pre-Construction Phase, we provide value engineering services to evaluate cost and constructability factors associated with the major building components. Value engineering provides a more thorough cost analysis for the major building components on a project. Value engineering is the primary means by which the most economical means and methods for construction are determined. Value engineering does not sacrifice the quality of construction; rather, it is an evaluation of the materials and methods of construction over their useful life. This procedure is followed for complex issues such as structural design components, interior finishes, mechanical systems, and specialty equipment. It is important to recognize that a balance should always be maintained between initial cost and the life cycle cost of any building system or material. The value engineering process provides the information to be utilized to make critical decisions on the life cycle cost of the building’s systems.
Value engineering is not just a method to determine the least cost. It is a systematic method of evaluating various systems and determining the best value. This may result in a higher initial cost that will provide a positive return by lower operating costs, reduced maintenance costs or less frequent replacement expenses. We believe that such an approach provides our clients with a better understanding of the full impact of decisions which will affect the costs of construction. Again, we firmly believe this type of detailed cost analysis can only be provided by having true “hands-on” construction expertise
By providing clients with a clear understanding of the choices available combined with the pricing, schedule or long term maintenance impact of the proposed alternatives, our clients are better equipped for value-based decision making.
Green Building
I’m sure you’ve heard it – all the talk of “Green Building”. With the new emphasis on green, we as a construction company should at least understand the basics.
First, one must understand the difference between building a Green or Sustainable building versus a Leadership in Energy and Environmental Design (LEED) Certified Building. The first goal of Green / Sustainable design is to minimize the impact of natural resources during the design and construction phases. This can be accomplished through site and material sections and steps taken in the building process. The second goal is to have a building that minimizes the impact of natural resources during the life of the building. For example, low, energy-consuming light fixtures to low-flow toilets and highly-efficient HVAC systems are just a few examples of hundreds of ways to reduce natural resources/energy.
